What is Subject To?

We take over the payments, Deed gets reassigned and the loan stays in place but responsibility, contractually, goes to buyer. One of the easiest ways to sell your home without having to have it sitting on market. We utilize Real Estate Attorneys or local Title Companies to close each transaction.
How is the Seller Protected?
Secure Contracts! All transactions processed through reputable Title Companies and/ or Real Estate Attorneys. Deed can be transferred back to the seller whether it's been 10 months or 10 years if loan has gone into default. A Loan Servicing Company will be utilized to so that the seller can have proof of payments in order for seller to qualify for another home purchase in the future. After 1 year, 100% of Mortgage Payment will be off sellers Debt-to-Income when qualifying for a new home purchase when providing appropriate documentation.
